Do I pay additional HOA fees? 

While there is no Homeowners Association nor HOA dues/fees, the Community is a covenant controlled community and the District is authorized to provide certain operations and maintenance services in lieu of a homeowners’ association, including covenant enforcement and architectural/design review services. Each lot owner may be charged fees, for operation and maintenance services provided at the discretion of the District’s Board of Directors, based on the District’s annual budget.

What Fees do I pay to St. Vrain Lakes Metropolitan District? 

Fees billed include an Operations Fee ($270/quarter) on every lot, and a Maintenance Fee on lots that receive additional services. The District is authorized to provide certain operations and maintenance services in lieu of a homeowners’ association, including covenant enforcement and architectural/design review services. Each lot owner may be charged fees, for operation and maintenance services provided at the discretion of the District’s Board of Directors, based on the District’s annual budget.

Windy Gap Firming Fee – What & Why? 

St. Vrain Lakes Metropolitan District has entered into an agreement to collect and remit the Windy Gap Firming Fee to Little Thompson Water District for payments related to the water infrastructure cost to provide for a reliable water source in Barefoot Lakes.  More information and resources for the Windy Gap Firming Project can be viewed below:

Will I receive a printed invoice? 

No paper statement will be received, rather an email sent from updates@svlmd-barefootlakes.com. The digital invoice will be sent to the email addresses indicated on the disclosure form buyers complete at the time of closing. Please contact us if you have not received your invoice. Please note, fees are prorated at the time of closing and only billed quarterly.

Where can I find instructions on how to pay using the online portal? 

The information you will need to set up an account will be displayed on your quarterly invoice (Name, Zip, Invoice #, Due Date and Amount Due).
