Monthly Operations and Maintenance Plan

January

·         Finalize O&M contracts.

·         Issue O&M Plan

·         Remove holiday lighting/decorations.

 

February

·         Cut back ornamental grasses and shrubs.

 

March

·         Pressure test irrigation system

·         Natural area site assessment

·         Begin natural area weed control around lakes and within neighborhood tracts.

·         Assess regulatory signs/signposts.

·         Playground inspections and repairs.

·         Evaluate underdrain system for maintenance needs

·         Assess manicured and natural areas for reseeding.

 

April

·         Activate irrigation system. 

·         Turf grass will be watered immediately  

·         Native grass will be monitored through season and assessed for watering needs  

·         EDI begins weekly services  

·         Mowing  

·         Irrigation checks 

·         Site Clean up   

·         Edging to be done monthly  

·         Turf aeration

·         once in the spring  

·         Spring fertilization

·         once in the spring 

·         Natural area beauty bands will begin being cut 

·         once a month April-OCT 

·         Native Area Consultant to begin month inspections 

·          April- Oct  

·         Natural Area assessment for weed control  

·         Combination of selective mowing and chemical spray 

·         Begin lake water quality mgmt. 

·         Solitude Lake Management to be on site Month to conduct water quality testing and preform maintenance on Aerators  

·         Pressure test irrigation system

·         Install flowers.

·         Assess trees in natural areas.

·         Round two of Tree replacements focus on fillings 1 and 5

·         Plant replacements, if necessary

·         Refresh mulch beds

·         Irrigation backflow testing

·         Maintain/repair soft trails.

 

July

·         Assess underdrain maintenance needs.

Begin chemical weed control in natural areas.

O&M scope review/pricing requests

Meet on-site with district manager and board representative(s)

·         Close/winterize pool.

·         Finish Lake Watercraft Rentals

·         Clean Sunset Pavilion

·         O&M bidding process

 

October

·         Remove flowers.

·         Winterize irrigation system.

 

November

·         Reseed natural areas.

·         Close/winterize lake dock.

          o   Closer to occur Nov 1st (weather dependent)

·         Install holiday lighting/decoration.

·         Finalize 2027 O&M budget.

·         Update service area maps

Snow Removal Map 

SNOW REMOVAL

Snow removal is divided into 2 types of services at St. Vrain Lakes.

Service #1:  Zero Tolerance Areas

  • Zero Tolerance Snow Removal.  *(Snow removal and Ice melt will be applied at any measurement of snowfall for these areas)
  • The Cove entry area sidewalk, Fitness Center entry area sidewalk.

Service #2:  2” Threshold Snow Removal – Post Storm (Walkways,  Duplex’s, and Parking Lots)

  • Snow removal will occur if there has been 2 or more inches of snow post storm. (Post Storm meaning once the snowfall has stopped)
  • We have 3 specific areas where we measure snowfall totals. *These areas are measured post storm*
  • Once snow hits 2” at measured locations the snow removal team will perform service on walkways parking lots, courtyards, and duplex areas.
